Financial & Business Controller
We're searching for a Financial & Business Controller to join our team! We need a smart, professional, and analytically brilliant individual who thrives on understanding the big picture and diving into the details. You'll be managing CAPEX and OPEX, overseeing portfolio valuations and providing vital insights to the Group Owner and Board of Directors. What will be your key responsibilities:
- Prepares and takes ownership of business plan/case of dedicated business line (over the lifetime of a real estate project or other area of business), manages regular and ad hoc reporting related to them.
- Manages process of independent portfolio valuation.
- Co-creates and takes ownership of Group Business plan.
- Prepares and maintains Financial Feasibility Studies for individual development and income producing projects.
- Manages process of Annual Budgeting & ad-hoc Forecasting, prepares BR & BPC materials, ad-hoc reporting
- Acquisition support, KPI setting, leasing plan preparation.
- Manages OPEX agenda on both local and Group level (coordinates OPEX planning process and provides and interprets reports to senior stakeholders)
- Provides analytical support to dedicated departments (Consolidation support to
- Group Accounting team, Local accounting teams, Tax and Transfer Pricing team, Corporate financing team).
- Partners with The Group Owner and Group Board of Directors - provides insight on financial results, interprets and analyzes deviations, forecasts, past performance and business plans
Where you will work
Your primary work location can be either Prague or Bratislava, depending on your preference. Given the close collaboration with the business owner, who is mainly based in Prague, you can expect to spend more than 50% of your time there. At the same time, you will regularly travel to Slovakia (Bratislava and other locations) based on project and team needs. Flexibility to work between these two cities is therefore essential.

- Fluent in English.
- Exceptional analytical and synthesis skills – you can break down complex data and see the connections.
- A natural problem-solver with a proactive approach.
- Outstanding communication and presentation skills – you can articulate complex financial information clearly and concisely.
- Strong business thinking – you understand how finance impacts the wider business strategy.
- A team player who can also excel working independently.
- A University degree in Finance/Business or Mathematics.
- While previous experience in finance, controlling, reporting, banking, or real estate is a plus, we welcome bright, ambitious graduates!
