• Manage building operations and technologies, directly or through subcontractors, to ensure safety, cleanliness, comfortable climate conditions, and high-quality building services (e.g., information desk, contractors).
• Quickly identify problems and ensure they are solved as fast as possible.
• Take part in tender processes and vendor selection by defining criteria, choosing suppliers, preparing contracts, coordinating vendors, and regularly evaluating their performance.
• Supervise subcontractors and check that services are invoiced correctly and on time, while providing feedback on service quality.
• Prepare and update the Operating and CAPEX Cost Plan, monitor spending, and ensure resource usage follows the plan. Request approval from the Country Lead if costs exceed the budget.
• Look for new ideas and solutions that improve operational efficiency and internal FM processes, and help implement them.
• Act as a subject matter expert for technical innovations and support their implementation in other buildings by preparing business cases.
• Work closely with the Construction Manager during renovations or construction works to coordinate building operations with ongoing works.
• Ensure that all building and tenant documentation is properly archived and compliant with local technical regulations.
• Meet with tenants, insurance companies, and lawyers to resolve insurance-related incidents in the building.
• Update and monitor the resource usage plan.
